E. Seventh St. in store for multi-million dollar revamp

Gedalia Partnerships LP, a Dallas-based developer, revealed grand plans for a $15 million mixed-use project on a 1.9 acre tract near East Seventh and Chicon streets, according to $15M East Austin plan will raze old warehouse, add shops, homes (Austin Business Journal, 1-1-10).  Gedalia plans to raze an abandoned 10,000 square-foot warehouse in order to develop 85 apartments and approximately 18,000 square feet of retail space.  In addition, Gedalia has obtained a construction permit for Sungari Pearl, a 52-unit condominium complex with 7,000 square feet of retail space in the same area.  Both projects  would complement the city’s overhaul of the East Seventh Street corridor from Navasota Street to North Pleasant Valley Road.  Read East Austin in store for multi-million dollar revamp (Austin Business Journal, 1-1-10)

Southwest Austin Office Update

Amber Oaks has added two new buildings: an addition of 150,000 square feet to the already existing 10-building office park located at the southwest corner of RR 620 and Parmer Lane in northwest Austin. The new buildings H and I have 100,000 square feet 50,000 square feet respectively, with a parking ratio of 5:1,000. This new addition was completed last September and no leases have been signed for space in the new buildings.

Amber Oaks is conveniently located next to Lifetime Fitness, a 120,000 square feet fitness center with various playing courts, a rock-climbing wall, pool and state-of-the-art equipment. There are 40 restaurants within two miles of Amber Oaks, and developers are adding three retail pad sites.

Prime Austin commerical property sold

NAI Austin’s Senior Broker Phillip Bible and Land Specialist Meredith Sloan represented Dr. Greg Biehle in marketing and selling a prime retail site, located at the southeast corner of 35 St. and Glenview, one block west of Dr. Biehle’s popular veterinary clinic in the Brykerwood area.

This 15,512 square foot site includes a commerical building formerly known as the Gorbet Building. The new owners plan to remodel the building to house a new, Austin-original, Argentine-style restaurant.

Leading thermal solutions manufacturer keeps corporate headquarters in Austin

NAI Austin Industrial Specialist Mark Milstead and Land Specialist and Senior Broker Kurt VanderMeulen negotiated the lease renewal of 15,937 square feet of office and warehouse space in Northwest Austin to JMC Products. The headquarters, located at 10315 Metropolitan Drive, Suite A, serves as a hub for inventory, management, and shipping globally.

JMC Products, started in 1991, sells cooling products worldwide with an emphasis on long-lasting customer relations. Between Asia and North America, JMC Products has 800 employees and recently opened a factory in Dong Guan, China. The company supplies products such as all CPU fans for AMD and Intel processors, AC and DC fans, and the patented Intellifan.
